Every adult must submit their own application and pay their own $50 fee β that way one person isn't pooling money for everyone. List each adult here with their name + email; we'll email each one their own application link so they can complete their portion and pay $50 separately.
π Adult children still in school β list them here too. The fee is waived for them (we won't collect $50), but they still have to submit the application. Note: we won't run their credit or background check since no fee is paid. Mark "student exemption" in the notes when they submit.
Important: any adult who isn't approved (either because they didn't pay or didn't pass screening) cannot sign the lease or move in. We can still move forward with the adults who did get approved, but the unapproved adult cannot be on the lease.

7 Β· Pets
Service animals, ESAs, and assistance animals are NOT pets. Per CFR / NRS / Fair Housing Act, those animals require a separate Lease Addendum for Service and/or Emotional Support Animals β not this section. If you have one, complete that addendum (we'll email you the link after you submit). All other animals β even small pets β go here.
Pet screening: All pets must be registered through PetScreening.com as part of our review. We'll send you the link after you submit. Some breeds are restricted by our insurance β check the Unacceptable Breeds list before applying with a dog (we'll email it with your confirmation).

Please read each item carefully. All boxes must be checked to submit. These reflect the GLVAR Rev. 11.19 rental application disclosures.
1. Truthful information. I declare the information on this application is true and correct. I authorize InvestPro Realty to verify it through employment checks, criminal records checks, credit checks, and verification of references and current/previous landlords. *
2. Screening providers. I authorize InvestPro Realty's third-party screening providers (TransUnion SmartMove, RentSpree, PetScreening.com, or similar) to run credit, criminal background, eviction, and pet screening reports. *
3. Sharing results. I authorize InvestPro Realty to share screening results and application status with the property owner, listing agent, and showing agent. *
4. Lease execution required. I agree to execute the Lease Agreement before possession is given, and to pay rent and security deposit within the timeframe specified in my approval notice. *
5. No oral agreements. Landlord and Agent will not be bound by any representations, agreements, or promises (written or oral) outside the signed Lease Agreement. *
6. Public records review. I have had the opportunity to review the Clark County Recorder's website for any past or current liens, CC&Rs, or HOA recordings against the property. I agree to lease the property subject to that information and hold Landlord and its agents harmless. *
7. Release of past landlords. I release Landlord, Agent, InvestPro Realty, and all current and previous landlords from any and all liability for any damage or injury caused by providing information about me to Landlord or Agent. *
8. False statements = denial. I understand a false statement on this application is grounds for denial of rental, and that any statement here may be a condition precedent to a binding lease. *
9. Fair Housing. I understand approval for residency is made without regard to race, color, religion, sex, national origin, age, gender identity or expression, familial status, sexual orientation, ancestry, or handicap. *
10. No rights until lease + deposit. I acknowledge I acquire no rights to the premises until the Lease Agreement is executed and rent + security deposit are paid as required. *
All ten disclosures must be acknowledged.
